Dry Boiler Storage (Dry Lay-up)

Dry storage is generally suited for longer periods of inactivity, particularly when the boiler can be completely drained and isolated. The goal is to remove moisture from internal pressure parts and maintain a dry environment for the duration of the shutdown.

For a dry lay-up, the boiler is typically drained and cleaned after shutdown and cooldown, to help eliminate residual moisture that could contribute to corrosion. Water remaining in the non-drainable tubes or other areas should be removed, with compressed air or external heat used as needed to dry internal surfaces. Moisture-absorbing materials, such as silica gel, may be placed inside the boiler to control humidity. When used, the material should be contained in the non-porous trays and kept from direct contact with metal surfaces.

Nitrogen can also be introduced to displace air within the boiler and establish a protective atmosphere. Once sealed, the unit should be periodically checked to confirm that the appropriate nitrogen pressure is maintained and the interior remains dry. Desiccant should be replaced or replenished as necessary.

Wet Boiler Storage (Wet Lay-up)

Wet storage keeps the boiler filled with properly treated water and is often considered when the unit will be offline for a shorter period or needs to be available for a quicker restart.

For a wet lay-up, the boiler is filled with high-quality treated water containing the appropriate chemicals for the application. Proper chemical distribution is important, and treatment should be introduced in a manner that provides consistent water chemistry throughout the unit. The boiler, including applicable pressure parts such as the superheater, should be filled to minimize air pockets. A low-pressure nitrogen blanket may also be maintained to prevent air from entering during the storage period.

Unlike dry storage, wet storage requires routine water analysis. Samples should be taken periodically and the treatment adjusted as necessary to maintain the recommended chemistry. Freezing conditions must also be considered. A water-filled boiler should not be stored where temperatures can fall below freezing unless sufficient heating or other freeze protection is provided.

Protecting Fireside and External Surfaces

Proper rental boiler lay-up should include more than the waterside of the equipment. Soot, ash, flue dust, and other combustion deposits can collect on fireside surfaces and may contribute to corrosion when exposed to moisture.

Before an extended shutdown, deposits should be removed using the appropriate cleaning method for the equipment. If surfaces are washed, they should be completely dried afterward. In some environments, auxiliary heaters or blowers may be used to limit condensation by keeping metal temperatures above the dew point.

External components should also be considered, especially when equipment is installed outdoors. Exposed surfaces may require preservative coatings, while fuel connections should be properly isolated according to established procedures.

Selecting the Appropriate Storage Method

The appropriate preservation method will depend on the equipment and circumstances surrounding the shutdown. Important considerations include the expected length of downtime, ambient temperatures, humidity, water quality, treatment capabilities, availability of auxiliary heat, and anticipated restart requirements.

Dry lay-up is often practical for extended downtime or environments where freezing is a concern. Wet lay-up may be better suited to shorter shutdowns when treated water can be properly maintained and monitored.

Maintain Storage and Inspection Records

Storage is an ongoing process, particularly when equipment will remain onsite and offline for several months. Maintaining clear records can help facility personnel track equipment conditions and confirm that required preservation activities are being completed. For dry lay-up, documentation may include nitrogen pressure readings, internal inspection results, desiccant condition, and evidence of moisture or corrosion. For wet lay-up, records may include water chemistry results, chemical treatment adjustments, nitrogen pressure, water levels, and temperature conditions.

Inspection records should also note when checks were completed, observations made, maintenance performed, and any corrective actions taken. Keeping an organized storage history provides useful information when preparing the boiler for operation or coordinating the return of rental equipment.
